SBA 504 Term Loans

Intended to help small to mid-sized business owners acquire commercial property without the financial hassles

Eligibility: 
  • Project must be in a rural area
  • Majority ownership must be held by US citizen or Permanent resident
  • Any ownership by government or military employees must be less than 20%
  • Certain types of businesses are not eligible
  • For-profit businesses
  • Must qualify as a small business according to SBA guidelines - size varies by industry type
  • Certain types of businesses are not eligible

SBA 7(a) Term Loans

Designed to help small entrepreneurs start or expand their businesses

Specific Eligibility: The business must have a tangible balance sheet equity position at loan closing/project completion of:

  • 10% or more (for existing businesses)
  • 20% or more (new businesses)
  • Must meet special SBA Eligibility guidelines (Check with your lender)

Loan Structure:
  • The Bank funds the loan
  • SBA guarantees 60%-80%
  • The Bank funds the loan.
  • SBA guarantees 75%-85%.
 
Collateral:

There must be adequate collateral:

  • Real Estate - 80% or less appraised value
  • Chattels - using 60%-80% or less appraised value
  • Accounts Receivable (
  • First secured interest in business assets and/or a mortgage on real estate
  • All owners of 20% or more must provide personal guaranty, may be secured depending on the use of proceeds
 
Loan Terms:
  • Real Estate - 30 years maximum
  • Working Capital - 7 years maximum
  • Equipment - 15 years maximum
  • Revolving line of credit available for 12 months to 7 years
  • Term loans up to 25 years depending on the use of proceeds
 
Interest Rates:
  • Bank loan - negotiated rate between borrower and Bank (fixed or variable)
  • Variable Rates
